연구배경 : 중국은 중화인민공화국의 건국 당시 급격한 도시화와 인구증가로 인한 도시의 주택부족문제를 해결하기 위하여 아파트를 도입하였다. 개혁개방이 실행된 1979년 이후부터 중국의 아파트는 본격적으로 발전하기 시작하였다. 1998년에 주택개혁이 실행되면서 본격적인 중국의 부동산 시장이 시작되어 오늘에 이르렀다. 중국의 아파트는 지난 40년간 다양한 변화를 거치면서 오늘날 중국의 대표적인 도시 주택유형으로 발전해 왔다. 본 연구의 목적은 1980년 이후부터 최근까지 중국의 수도 베이징시 주택시장에 공급된 중·소형 아파트 평면의 시기별 주요 특성을 종합적으로 살펴봄으로써 중국의 아파트 주거환경의 구성배경과 현상(現狀)을 이해하고, 현대 중국 도시주거문화의 변화경향을 개괄적으로 파악하는 것이다.
연구방법 : 내용분석을 위한 시간적 범위 설정을 위해 1980년~2018년까지의 시기를 6단계로 구분하였다. 분석대상 아파트 평면은 중국 최대의 인터넷 부동산 중개업체인 ˈLIANJIAˈ 부동산 중개사이트를 이용하여 각 시기별로 1침실형, 2침실형, 3침실형 대표평면을 10개씩 수집하였다. 총 180개 사례평면을 대상으로 정량적, 정성적 분석을 통해 아파트 평면구성과 형식의 변화 경향을 파악하는 질적 연구방법을 적용하였다.
연구결과 : 정량적 차원에서 중국 베이징시 중·소형 아파트 단위세대의 면적은 1980년 이후부터 제4기(2004-2008)까지 지속적으로 증가하다가 제5기 이후부터는 감소하는 추세를 보였다. 이는 중·소형 아파트 거주자들이 단순한 주택의 면적 확대보다는 질적 기능 향상에 더욱 집중하는 요구가 높아진 경향을 반영한 것이라고 볼 수 있다. 시간이 지날수록 주침실 같은 개인공간의 면적은 줄어드는 반면 ˈ거실-식당ˈ의 공동공간은 증가하는 경향이 두드러졌다. 이는 생활수준의 향상과 라이프스타일의 변화에 따라 여가 및 취미생활 공간에 대한 소비자 요구가 아파트 평면에 반영된 것이라고 하겠다. 정성적 차원에서 시간이 지날수록 취침공간으로서의 침실 기능 외에 휴식과 힐링, 수납 등을 포함하는 부가적인 기능이 침실 평면에 연계되는 경향이 두드러지게 나타나고 있었다. 공동공간의 면적 확대와 더불어 개인공간이 공동공간과 분리되는 분산배치 형식이 후기로 갈수록 많아지는 양상을 통해 소비자들의 프라이버시 요구가 날로 증가하고 있음을 알 수 있었다.
결론 : 본 연구를 통해 중국 중·소형 아파트의 전반적인 질적 수준 향상과 사람들의 프라이버시 중시 경향, 여가생활 및 다양한 라이프스타일을 즐기고자 하는 욕구가 갈수록 높아지고 있음을 알 수 있다. 1-2인 가구의 증가추세와 더불어 이러한 경향은 당분간 지속될 것으로 예견된다.
Background : At the time of founding of the People's Republic of China, apartments was introduced for solution of housing shortages due to the rapid urbanization and population growth. Since 1979, when reform and opening were started, apartments in China began to develop. In 1998, the housing reforms started and made the real estate market in China which has reached now. Apartments have evolved into the most representative urban housing types in China today. The purpose of this study is understanding the background of formation and circumstances of apartment residential environment in China by reviewing the main characteristics of small and medium-sized apartment plans supplied in Beijing from 1980 to recent years.
Methods : To set the time range for analysis, the period from 1980 to 2018 was divided into six stages. For the apartment floor plans to be analyzed, 10 representative floor plans of 1 bedroom, 2 bedrooms, and 3 bedrooms were collected from each period using the ‘LIANJIA’ real estate brokerage site in China. A qualitative research method was applied to all 180 case floor plans to understand the tendency of apartment plan organization and changing aspect using quantitative and qualitative analytic framework.
Result : Quantitatively, the area of small and medium-sized apartment in Beijing, continued to increase from 1980 to the fourth period (2004-2008), and decreased from the fifth period onwards. This reflects the tendency that residents of small and medium-sized apartments focus more on quality functions than on just expanding the size of houses. As time went by, the area of the private space like main bedroom decreased, while the common space like living and dining room increase. It can be said that consumer demand for leisure and hobby spaces is reflected in the plan of the apartment by improvement of living standards and lifestyle changes. In the qualitative side, as time passed, people show more tendency to include additional functions like rest and storage to bedroom just more than sleeping also showed remarkably at bedroom plan. And the personal spaces separate from common spaces and the type of dispersed arrangements increases as consumers need more privacy.
Conclusion : Through this study, the overall quality level of small and medium-sized apartments in China are increasing by various lifestyles needs and privacy. This trend is expected to continue with the increasing of single or two person households.
