It can have a positive impact on the local economy, such as an increase in exchange population and tourists through the expansion of communication skills between regions, and various effects on individual lives, such as changes in commuting patterns, cultural facilities, and tourism exchanges.
In addition, the opening of the high-speed railroad marked a milestone in April 2004 in transforming the country into a half-day living area. The opening of high-speed railways has influenced various fields such as the economy, society, and culture of the region. The opening of the high-speed rail is also greatly affected by the public transportation system as there is a change in the spatial use of the country.
In this respect, the station area development project is promoted as a complex station case and a complex transfer center, and the fundamental land use characteristics and public transportation characteristics of the station area are not being carried out smoothly.
It is a well-known fact that the trend of new changes in real estate development such as large-scale housing site development, redevelopment, reconstruction, and urban environment maintenance around the station area plays a certain role in bringing ripple effects to the land and public transportation systems. In particular, it is necessary to increase local economic performance and local attractiveness to revitalize industrial exchanges, education, shopping, medical services, culture, and tourism concentrated in the metropolitan area through urban characteristics, such as land use characteristics and public transportation.
With the opening of the high-speed rail in 2004, the era of high-speed rail began around two axes of the Gyeongbu Line and the Honam Line. However, the Honam High-Speed Railroad was operated using the existing double track at the time of its opening. In April 2015, 11 years after the opening of the Gyeongbu High Speed Railway in 2004, a dedicated disconnection of the Honam High Speed Railway was opened.
In this study, focusing on Gwangju Songjeong Station, which is a station development that includes both the old downtown and hinterland, it is divided into real estate development characteristics, land use characteristics, and public transportation characteristics, and through this, the importance is measured in the development of the station area. Through this, it is intended to derive priorities for importance in the development of real estate in the station area and to provide suggestions for increasing efficiency during development.
For the development of the high-speed rail station area, the general public cannot measure the importance of general matters such as laws and regulations, construction standards, and urban structure for the general public. A survey was conducted through a structured questionnaire and analyzed.
As for the analysis method, the importance of factors necessary for the development of the high-speed rail station area was measured through the hierarchical AHP, and the priority of the final variable was derived by supplementing the pairwise comparison, which is the limit of the hierarchical analysis, through the analysis of Fuzzy-AHP. And by identifying the characteristics of sub-factors within the hierarchical structure, the importance of sub-factors was analyzed in the structure of real estate development near the high-speed rail station.
As a result of AHP and Fuzzy-AHP, the top five factors showed that site area and sale area had the highest importance, followed by total floor area and floor area ratio, land cost and construction cost, infrastructure usage method, convenience and accessibility of commercial/business facilities. appeared as.
On the other hand, the lower five factors were public transportation (buses, taxis, trains and stops), bicycle paths and stops, infrastructure capacity density, transfer areas, access road facilities, and barrier-free facilities in that order.
Through the results of this study, for the efficient real estate development in the station area in the future, it is necessary to secure the integration between the future land use plan and the transportation plan, and to suggest a research direction for more efficient and practical real estate development and management.
