To fundamentally prevent defects in apartment houses, construction and maintenance should be considered in the planning and design stages and materials and structures should be selected in consideration of the life cycle cost of buildings.
Therefore this study analysed defects in each process survey done by construction companies or management offices and the results are presented as follows:
First, processes are roughly categorized into construction, facilities, and electrical. The process in which most defects occur is construction followed by facilities and then electrical. The total rates of defects are 71.78% in construction, 19.32% in facilities, and 8.90% in electrical.
Second, the distribution rates of defects to be maintained were 20.37% in construction using wooden materials, 18.03% in floor heating, 12.79% in tiling, and 9.54% in paperhanging. The rates of defects found in facilities were 29.12% in bathing facilities, 45.64% in kitchen facilities, and 68.95% in lighting.
Third, the rates of defects to be repaired were 4.37% in construction, 1.11% in facilities, and 0.14% in electricity, which shows that the repair rate was very low except for construction.
